Full Service Property Management

We provide a simplified approach to all-inclusive Residential Property Management. Whether you have existing tenants you would like to transition to our services, or need assistance finding the best possible tenant, we will handle the entire process start to finish. Once a tenant is in the home, we charge only a monthly management fee, everything else is included. That means inspections, maintenance coordination, including after-hours emergency calls, lease renewals, move-outs, all the way up to your end of year tax statement. Its that simple.

Tenant Placement Only

If you only require assistance finding a high-quality tenant, we can take care of everything including marketing the property, facilitating showings, processing applications, preparing the lease, providing a photo-documented move-in report, and then turn it back over to you. The placement is identical to as if we were going to be managing the tenancy ourselves, which means we take the same care in the selection process, as if we were going to be dealing with those tenants for the term of the lease.

Transparent Pricing

The only way to make a truly educated decision is to have all of the information ahead of time. And oftentimes it is important to know how much something costs, before you even get into the details of what is included in a service. Cost is a big part of any decision. That’s why we share our pricing up front, and we charge no hidden fees. Transparent pricing is a promise here.

Monthly management fees don’t accrue while a property is vacant, and a placement fee is only due after a tenant moves in. Essentially, we don’t get paid unless you do.

  • 10% of monthly rent collected, with a minimum of $120.

    Owners with multiple property portfolios may qualify for portfolio discounts.

  • When paired with monthly management, it is reduced to 60% of the first full month’s rent, with a minimum of $720.

    Without ongoing management, priced at 100% of the first month’s rent.

  • This charge only applies when we take over management on a property mid-lease. If you have a currently occupied property, we charge a one-time $300 onboarding fee.

    This covers a review of the existing lease, move-in report, and existing documentation, as well as a full walk-through transfer inspection.

That means our showings, inspections, and move-ins are all done side-by-side with a member of the Dwell Team.
