We know how stressful the search for a new home can be, because we’ve been there ourselves. At Dwell, we strive to ensure the best possible rental experience for our tenants. That starts with transparency in our application process:

Tenant qualification comes down to three basic questions.

  1. Will you pay rent on time?

  2. Will you take care of the home?

  3. Will you be a good neighbor?

Every step of the application process is designed to provide the property owner with answers to these questions in an accurate snapshot. Before submitting an application, take a moment to familiarize yourself with the two categories of information that we focus on.

  • Residential History

    We take a look at the last four years of your residential history. If you rented, that means speaking to your past landlord to ensure you paid rent on time, you took care of the home, and you were a good neighbor. If you owned your own home, we will verify ownership with the county assessor, as well as verify timely mortgage payments through your credit check. Adherence to lease terms is a primary focus, including how the home was cared for, and any notices issued.

  • Financial History

    When we look into financial history, we are really looking to verify that you have a proven track record of meeting your financial obligations, and you have the funds necessary to do so. That means not only a full credit check, but speaking with your employer to verify income. On your credit check, we place special emphasis on your debt-to-income ratio, so we don’t get you into a property you can’t afford, as well as timely housing and utility payments.

Application Requirements

Here are all of our requirements up front before you even apply:

Rental applications will not be processed until the property is available and either a showing or virtual showing has been completed. All inquiries and applications on not yet available will be added to the waitlist until the property is available.

Processed application fees are non-refundable. Unprocessed application fees are non-refundable after 48 hours from submission - for this reason we recommend waiting to apply until the property is available. Requests for unprocessed application fee refunds must be in writing.

GENERAL REQUIREMENTS:
• Please be prepared to pay an application fee of $40, each resident over the age of 18 must submit a separate rental application.
• Copy of a valid form of photo identification and verification of income is required.
• Applications are not considered complete until all necessary documentation is provided.
• Available move-in date will be taken into consideration when reviewing applications.

CREDIT RELATED REQUIREMENTS:
• Minimum FICO credit score of 605 is required.
• Bankruptcies within the past 7 years, accounts in collections, or multiple recent late payments on credit history may result in automatic denial.
• Previous evictions, unlawful detainers, and/or unpaid landlord collections may result in automatic denial.
• Dwell Property Management does not accept comprehensive reusable tenant screening reports.

INCOME RELATED REQUIREMENTS:
• Verifiable income of at least three (3) times the monthly rent.
• Debt to income ratio will be evaluated based on the credit check, in addition to consideration for the incoming rent amount of property being applied for. RESIDENTIAL HISTORY & BACKGROUND RELATED REQUIREMENTS:
• Two (2) or more late rent payments in the past 12 months may result in automatic denial.
• Be prepared to provide 4 years of residential history as well as contact information for your rental references.
• We do not automatically exclude rental applicants based on criminal history. Any criminal history will be evaluated in consideration of when the crime occurred and what the underlying circumstances entailed.

PET INFORMATION:
If pets are allowed at the property, an additional $500 deposit is required per pet. We use an independent, third-party pet screening service; the pet application fee is $20 for the first pet and $15 for every additional pet. Pet Application fees are non-refundable. There may also be an additional pet rent depending on the property. The following breeds are restricted: Pit Bull, German Shepherd, Chow, Rottweiler and Doberman Pinscher.

EMOTIONAL SUPPORT/ SERVICE ANIMAL INFORMATION:
Reasonable accommodation requests for an assistance animal (service/ESA/companion/etc.) is no cost and must be submitted through our third-party pet screening vendor for review by their legal review team to ensure the accommodation request meets the FHAct guidelines, prior to the start of tenancy. Please include the animal's information under the "Pet" section of this application, and request the free third-party screening link from the Property Manager. Approval of your Assistance Animal through this screening process is required to consider your application complete. Failure to disclose the existence of a(n) ESA or Service Animal prior to inception of tenancy, and subsequent failure to receive approval through our third-party pet screening vendor, may result in a notice to vacate after start of tenancy, or increased deposit/ pet rent, if the property accepts pets. Please note this would only apply if the assistance animal did not pass the approval process, i.e. invalid paperwork, failure to complete aforementioned application, etc.
